Delivered on a four acre site, the environmentally controlled storage facility includes a fire-rated freezer, cold dock, and office space. As the design-builder, Coldbox managed all architectural, mechanical, structural, electrical and fire suppression disciplines including site plan approval and permit acquisition. Coldbox also contributed to securing project financing, introducing Cargo County to a capital equity firm and supporting the project’s business case through conceptualization and data. Once financing was secured, Coldbox assisted with site selection, providing insight on site conditions and building placement with a number of site options. Always eager to value engineer cost saving solutions, Coldbox was able to significantly reduce fire suppression costs during the design development phase. By reconfiguring pallet placement, the design team reduced the building height without increasing the building footprint. With a facility height of 45 feet, a QUELL fire suppression system could now provide adequate protection, providing an alternative to the more costly in-rack system. Additional savings of approximately half a million dollars was also realized through an alternative trailer parking solution. Municipal requirements mandate that trailer parking require a paved surface which proved to be cost-prohibitive in this application. By defining the space as outdoor storage and erecting a covered fence around the perimeter of the lot the city approved the use of a crushed gravel alternative.
